After years of battling small roof leaks and poor ventilation, the Klein family noticed their energy bills creeping up and granules showing up in their gutters. The roof was over 20 years old, and the shingles had lost much of their protective coating.
What started as a couple of water spots turned into a clear sign: it was time for a roof replacement. That’s when they reached out to Reasonable Roofing for a solution
We started with a full inspection, identifying granule loss, shingle fatigue, and inadequate attic ventilation. These small issues added up to increased moisture in the attic and poor overall performance of the roofing system.
Instead of quick patchwork, we recommended a full roofing system replacement with upgraded venting to prevent problems from returning.
We removed all old shingles and underlayment. The decking underneath was mostly intact, but we replaced a few boards showing signs of softening from past moisture exposure.

The home had no ridge vent, and the static vents were clogged or incorrectly placed. We added a continuous ridge vent system and sealed off unnecessary penetrations to improve airflow and prevent ice damming in the winter.

Given Greenville’s winter conditions, we installed a high-performance ice & water shield around all eaves, valleys, and the chimney base to prevent wintertime leaks.

We installed a synthetic underlayment for maximum deck protection. On top, we used Owens Corning Duration shingles in a neutral brown/gray blend to complement the home’s brick and stone exterior.

The chimney flashing was replaced with new step and counter flashing, and the metal was sealed and painted to match the new shingle system.
